Buying a home before it is built can secure a better price and a payment plan spread over several years. These are the steps, and what to check at each one.

1. Reserve the unit

Most developers ask for a booking deposit, often 10% to 20% of the price, with your passport and a signed reservation form. Your advisor should confirm the unit, price and payment plan in writing before you pay.

2. Sign the sale and purchase agreement

The SPA sets out the price, the payment schedule, the specification and the expected completion date. Read the clauses on delays and on changes to the specification.

3. Register with the Dubai Land Department

Off-plan sales are registered on the DLD’s Oqood system. The DLD charges a registration fee of 4% of the price, plus administration fees.

4. Pay by milestone

Instalments are paid into the project’s escrow account, which RERA regulates, and released to the developer as construction progresses.

5. Inspect and take handover

Before handover, arrange a snagging inspection so defects are fixed under the developer’s warranty. Then connect DEWA, collect your keys and, if you will rent the home out, register the tenancy with Ejari.

We guide clients through every one of these steps. Ask us about any project and we will explain its payment plan and timeline.
