Dubai property in Q3 2026: what the numbers mean for off-plan buyers
Sales have cooled from 2025’s record pace and buyers have more room to negotiate. Here is what has changed, what has not, and how to approach an off-plan purchase now.

Dubai’s property market has cooled from the record pace of 2025. Residential sales in the third quarter of 2026 were about 38% lower by number than a year earlier, according to Cavendish Maxwell data reported by The National, and September was quieter still.
What has changed
Buyers became more cautious after regional tensions rose in late February. Developers have launched fewer new projects, ready homes are taking a larger share of sales, and many sellers have cut asking prices that were set on late-2025 expectations.
What has not
Off-plan still accounts for roughly two in every three sales by number. Prime homes have held their value better than the wider market, and Indian and British buyers remain the largest foreign buyer groups.
What it means if you are buying off-plan
- You have more room to negotiate than a year ago, especially on resales.
- Compare the price per square foot with completed buildings nearby, not only with the launch brochure.
- Check the developer’s delivery record and how the payment plan is tied to construction.
- Budget for the Dubai Land Department registration fee of 4% of the price.
